What is an EICR?
An electrical installation condition report (EICR) is a report
which is produced following an in depth inspection and
testing process of the properties electrical installation,
this will identify defects, deterioration, damages and/or
conditions which may indicate potential danger, as well as
providing recommendations for improvement within a given property.

Why do I Need One ?

What Will the EICR Show?
The EICR will provide a detailed report on the conditionof the electrical installation including
and defects which may give rise to danger, if your property is rented, these defects must be
repaired within 28 days, as required by the Scottish Repairing Standard.

Code 1 (C1): Danger present. Risk of injury. The electrical inspector may make any C1 hazards safe

How Often Does My Property Need an EICR ?
This depends on the type of installation and can vary greatly. Rental properties are required
to have an EICR carried out every 5 years, or change of tenancy, home owners are required to
have a carried out every 10 years, Commercial offices every 5 years, please refer to our table
to find out.

Are repairs included in the cost of an EICR ?
If there are any minor repairs that can be repaired quickly, we can carry
this out as part of the EICR to ensure a Satisfactory report, however this
is down to our discretion and repairs are not included in the cost of an
EICR.

An EICR is a thorough inspection and testing process only which will
highlight any defects which may give rise to danger, and remedial works
required will be quoted for, and this is completely up to you if you go
ahead with the EICR contractor or another electrician of your choice,
however theywill need to provide an installation certificate to confirm the
remedial works have been carried out,this must be kept along with the original EICR

Who can Conduct an EICR?
Only a qualified, competent and experienced electrician should carry out an EICR, and ideally a member of NAPIT, SELECT or NICEIC.
