Domestic Legionella Risk Assessments are a legal requirement for Landlords in the UK.
 

Legionella is a form of bacteria commonly found in water systems such as water tanks, pipes and air conditioning units. If left untreated this can lead to Legionnaires’ Disease, which is caused by inhaling small droplets of water containing the bacteria.
 

New legislation means you the landlord are responsible for carrying out Legionella Risk Assessments on your residential lettings. Landlords will face very large fines or even imprisonment for non-compliance.

Does My Property Need A Legionella Risk Assessment ?

It is a legal requirement (mandatory) that the landlord carries out a risk assessment of the property that assesses the risk of exposure to legionella. The risk assessment must consider the domestic hot and cold water systems, water tanks, water heaters and the water temperature.

 

To carry out a legionella risk assessment a landlord must have

an awareness of what legionella is, and what systems are hazardous and which are low risk.
